Capabilities / Prime Contractor

FULL Service
Prime Contractor.

ACI delivers as the prime contractor — with a substantial portion of work self-performed by our crews. Where needed, we engage qualified trade partners, all under ACI’s direct management.

One contract. One team. One point of accountability.

The work

What we actually build.

The scopes below reflect work performed or led by ACI teams — not handed off.

01

Roadway & Street Improvements

City streets, arterials, and complete-streets buildouts from subgrade to final lift. ACI has built 10+ roundabouts across western Washington and delivered Safe Routes to School, ADA upgrades, and multi-lane resurfacing projects for cities, counties, and WSDOT.

  • Roundabouts
  • Asphalt paving & overlay
  • Curb, gutter & sidewalk
  • ADA-compliant ramps
  • Bike lane build-out
  • Pedestrian refuge islands
  • Midblock crossings & RRFBs
  • Traffic signals & detection
  • Retaining walls
  • Guardrail & channelization
  • Illumination & streetlights
  • HAWK beacons
02

Water, Sewer & Storm Utilities

Wet utilities from neighborhood services to 12,000+ LF trunk mains. Recent example: Capitol Golf Course — 12,000 LF of water main, 12,400 LF of sewer main, and 1,700 LF of storm main across the west half of the development.

  • Water distribution mains
  • Sanitary sewer mains
  • Storm drainage systems
  • Force mains & lift stations
  • Detention & retention systems
  • Stabilization ponds & basins
  • Inverted siphons
  • Combined utility sewerage
  • Well abandonment
  • Natural-gas distribution piping
03

Site Development & Earthwork

The dirt move that starts every project — from 27-lot infills to 174-lot master-planned communities, commercial pads, school campuses, and transit centers. ACI handles clearing through finished grade, with full underground utility installation included.

  • Residential plat development
  • Mass excavation
  • Site clearing & grubbing
  • Structural fill placement
  • Subgrade preparation
  • Trench excavation & backfill
  • Demolition & site clearing
  • Parking lot construction
  • TESC & SWPPP
  • Earth embankment dams
  • Geotechnical exploratory excavation
  • Off-gassing & methane venting
04

Fish Passage & Stream Restoration

ACI’s environmental niche — removing fish barriers, building engineered log jams, and restoring stream channels. Recent work includes 100+ ELJs on the Jan Rd Levee Setback (Cedar River) and 27 apex ELJs along the Cispus-Yellowjacket corridor.

  • Engineered log jams (ELJ)
  • Fish-barrier culvert replacement
  • Levee setback & revetment
  • Stream bypass & channel realignment
  • Floodplain excavation
  • Riparian habitat planting
  • Wetland creation & mitigation
  • Bridge scour protection
  • Temporary stream diversion
  • Large woody debris installation
05

Parks & Trails

Recreation and open-space work for state and county parks — paved trails, shelters, sport courts, and site amenities. Recent examples: 1.3 miles of paved trail on East Lake Sammamish, Springbrook Park pump track and community garden, and Lake Sammamish picnic shelters.

  • Paved multi-use trails
  • Trail amenities
  • Picnic & pedestrian shelters
  • Sport courts
  • Bicycle pump tracks
  • Community gardens
  • Off-leash dog areas
  • Site furnishings & fencing
  • Irrigation & landscaping
  • Open-space restoration
06

Emergency Response

Rapid mobilization when infrastructure fails — road slumps, bridge scour, and storm damage on compressed timelines. ACI stands up crews, stream diversion, and temporary BMPs while permanent repairs are designed and built.

  • Road slump & failure repair
  • Bridge scour repair
  • Stream diversion
  • Temporary BMPs
  • Slope stabilization
  • Storm-damage repair
  • Emergency mobilization
  • 24/7 dispatch
  • Rapid pavement restoration
  • Disaster recovery
07

Electrical, Illumination & Signals

Electrical raceways, illumination, and signal infrastructure installed by IBEW-signatory crews — joint utility trench, overhead-to-underground conversion, and complete traffic-signal systems. Recent example: full electrical duct bank on the Brewery District build.

  • Electrical duct bank
  • Underground manholes & vaults
  • High-voltage wiring (underground)
  • Medium-voltage wiring (underground)
  • Illumination & street lighting
  • Joint utility trench (JUT)
  • Overhead-to-underground conversion
  • Traffic signal systems
  • Signal detection & APS
  • Communications utility ducts
  • Site grounding
08

Design-Build

In-house preconstruction, permitting, survey, and project management — one team from bid through closeout. GPS layout, AutoCAD takeoff, and schedule control mean layout, quantities, and milestones stay under ACI’s roof.

  • Design-build delivery
  • Preconstruction services
  • Permitting & agency coordination
  • In-house survey (GPS / AutoCAD)
  • Machine control models
  • As-built surveys
  • Project management
  • Scheduling (P6 / MSP)
  • Estimating & takeoff
  • Submittal & RFI management

Trade partners

Best-in-class subs.
One management team.

ACI self-performs the civil core — but no project stops at the trench line. Specialty trades are handled by prequalified subcontractors who work under ACI’s safety program, schedule, and single point of accountability. Same standards. Same crew culture.

We partner with the best in the Pacific Northwest because the work demands it. If you’re a trade contractor looking for a prime that values quality and keeps a clean site, we want to hear from you.

What ends up in the ground

Self-performed. Our crews.

Water

4″ through 16″+ mains in ductile iron, PVC, and HDPE — fire-protection looping, hydrant assemblies, services and meters, valve clusters, tapping sleeves, pressure testing, chlorination, and well abandonment. All placed by ACI pipe crews.

Sewer & Stormwater

Gravity sanitary (8″ through 24″ PVC and HDPE), force mains, grinder pump stations, storm conveyance (12″ through 48″ pipe and box culvert), catch basins, manholes, detention/retention vaults, BMP outfalls, and video inspection.

Surfaces

Subgrade through final lift — HMA base and wearing course, grind and inlay, concrete curb/gutter/sidewalk, ADA ramps, decorative flatwork, polished concrete slabs, and channelization. ACI-owned rollers, pavers, and milling heads.

Electrical & Signals

Electrical duct bank and conduit runs, underground manholes and vaults, HV/MV conductor pulls, illumination and streetlight systems, traffic signal foundations and mast arms, HAWK beacons, APS pedestrian signals, joint utility trench, overhead-to-underground conversion, communications duct, and site grounding. IBEW-signatory electrical crews.
